Tape, Float, Texture....

It has been a few weeks since the last update, but that does not mean work has stopped. If anything it seems to be picking up pace. Since the last post the walls are completely done. They have finished hanging the sheetrock, taped and floated and taped and floated again (probably almost one week) and sprayed texture on the walls. We have ordered our appliances (will be delivered to the house May 19) and met with the cabinet and trim contractor. The sand has been delivered for the floor mud base which should get started today 3-27 or Monday 3-30. The interior trim and doors will be delivered on Monday 3-30 and the cabinet contractor expects to start next Thursday 4-2. It definitely is beginning to feel like a real home. Enjoy the pictures. Oh, I forgot to mention the front door was stained and sealed on the 19th. It is Chestnut. Hard to get a good color photo. This will be the same stain used throughout the inside.

When the texture was sprayed on the walls it covered everything from floor to sealing. At least they covered the important thing like doors, windows, and fireplace before they started.

Well after the foam insulation was blown in the sheetrock started moving. After about a day and a half the entire house is almost complete.

I have to comment on the insulation guys. The wet foam contractor that we used went around the entire house and caulked in between the 2x4's the exterior walls they sprayed insulation in. He wanted to seal any possible cracks. I can't tell you what an amazing job they did. They even cleaned up after themselves which I have not seen anyone else do. If you ever need an a reference I have one.

Insulation Day

Monday the 9th was insulation day! Yahoooo...we're moving along. We opted for a newer version of insulation. Some call it the 'wet method', but actually it's known as 'foam insulation' or 'foam insealation for life' like the contrator we used says. Obviously yes it costs more up front, but we are hoping to recoup those costs in energy savings.

We met with our builder last Friday to pick out interior doors, door trim, molding, and wall texture. As you will be able to see in the pictures below the sheetrock has arrived. Within the next two weeks the sheetrock will be hung, doors installed, and walls textured. We remain on target for a completion date of May 31.

The wet foam insulation is blown in and then expands between the studs.

Once the foam sets and hardens the real fun begins. The excess that expanded out between the studs must be removed for the sheetrock to be hung. In this picture he is holding a long saw and will completely saw the foam off using the studs as his guide.

The garage also enjoyed some insulation.

Update

As you can tell work continues to progress. The roof is now complete and the plumbers should finish today with all plumbing. The insulation and sheetrock is expected to begin on the 9th.

You know the winds were strong on Sat. the 28th of Feb if the porta' potty is on it's side. I hate to have been the person that had to clean this up on Monday.

It's amazing...there really is a floor after all the rock pieces where picked up.

The fireplace is actually complete. The remaining rock will be layed after the sheetrock is hung on the ceiling.

The orange dots represent where insulation will be placed on interior walls. All the interior bathroom walls and utility walls will be insulated for sound.

This is Ryan's request. There are two of these boxes strategically placed in the attic. All water lines run to a box whether it's cold or hot. This box alows us the opportunity to turn off water to a sink, toilet, washer, etc. if there is a leak, just needs to be shut off, or no longer is being used.

As you can tell each line is nicely labeled.

There are also two of these eco-friendly water heaters strategically placed in the attic. They are the Reni tankless water heaters. The water will heat on demand rather than stay heated when not needed.
